Deed Restriction Cte Updates

Cypress Village Property Owners,

Our Deed Restrictions Committee has been reconstituted. Many members of the community have stepped up and answered the call to serve on this crucial committee. You will soon see them out and about in your neighborhood. We have seven zones in Cypress Village, and we now have fourteen deed restriction inspectors, most working in pairs. Though we currently have a good number of volunteers, and we can cover all seven zones, there is always room for more and we welcome anyone interested in serving on this or any of the many committees you may be interested in. Cypress Village has 4,790 parcels; that’s a large area to cover for seven teams. More volunteers to conduct inspections will reduce the time spent by each committee member. The committee has received training in enforcing our deed restrictions and will receive on-going “refreshers”, particularly as State statutes change.

Be assured, you will notice the presence of inspectors in your neighborhoods. Each inspector will have an identifying placard on their vehicle and most will carry an identity lanyard. Their function is not to “catch us doing something wrong”, but rather to serve as a reminder that there was something we may have missed or hadn’t gotten to yet. Please remember, these are our friends and neighbors and will treat us with respect while also trying to help us and the entire community maintain both our property value and the aesthetics of our community…the very reasons we bought our homes here and why we stay.

It’s true to say that none of us likes to be “told what to do”; but our deed restrictions exist for a reason and are not the least bit onerous; many, in fact most, other homeowner associations in our area and across the State are considerably more heavy-handed in their deed restrictions than we. Many violations come from a lack of information, a misinterpretation of the restrictions, or simply common error, all of which are easily remedied. Considering the pace of our lives these days, and the demands on our time, it’s very plausible to make errors; this is where the Deed Restriction Inspectors are invaluable as friendly reminders. A close reading of the deed restrictions is important. They can be found on the CVPOA website. One reading of that document can help us avoid violations. Monthly, we have a deed restriction article in the newsletter where the Deed Restriction Committee will feature one or two deed restrictions. In the future, we will begin to focus on the most common deed restriction violations.

In addition, to avoid violations, take a few moments and call the Management Team (352-382-1900) for assistance or advice. Also, keep in mind that the committee members are not infallible. Mistakes can and will occur and we appreciate it if those are brought to our attention by contacting the staff at the office.

Our community goal really should be zero deed restriction violations, making that goal a matter of pride in our community.

The Board has long had the position that deed restriction violations are not a source of revenue for the Association. Instead, they are intended to assist the members in keeping their properties in a condition that exemplifies the beauty of our community as a whole and the value of our properties.
